Renowned British architect Norman Foster has unveiled plans for a new $1 billion office tower in Hollywood.

The Los Angeles skyscraper, designed by Foster + Partners, is already capturing the attention of modern architecture enthusiasts who prioritize sustainability, aesthetics, and comfort.

What Makes the Project Interesting

The architects, who presented this appealing proposal to city planning officials, aim to transform a two-acre site on Sunset Boulevard into an unusual office tower named “The Star.”

The facade of the 22-story building appears to be woven from spiral-shaped terraces adorned with blooming gardens and trees. Behind this exterior beauty, modern office spaces will be concealed.

According to the Foster + Partners team, the terraces will also provide natural lighting and ventilation, helping to create a “healthy and high-performing” environment.

In his statement, Mr. Foster described the building as “a true reflection of the workplace of the future, focused on community, well-being, and collaboration.”

The Foster + Partners team reported that the tower will serve as a creative hub for “the best creators of Hollywood content.” It will encompass 525,000 square feet, featuring production facilities, a gallery, and a cinema. A restaurant will be located on the rooftop’s intricate structure, while the ground floor will offer a comfortable meeting area, according to CNN.

Redesign Will Cost Twice as Much

This development plan replaces a previous project from 2019, which was designed by the Chinese firm MAD Architects. That project was estimated to cost $500 million, half the price of the new proposal. Ultimately, the developers opted for the British design, believing it better suits the Hollywood Hills.

Interestingly, this proposal is being considered at a time when the Los Angeles office real estate market is adapting to new trends in remote work. According to recent data from real estate brokerage Savills, over a quarter of the city’s office space (nearly 30 percent in downtown Los Angeles) is currently vacant.

If the city approves the new project, construction of The Star is expected to begin by early 2026 and be completed by 2029.

As reported by Dezeen, Foster + Partners recently unveiled a project for the revamped Midtown bus terminal in New York City and is working on a master plan for a smart city in Sierra Leone, led by actor Idris Elba.
